Why do construction projects need mechanical documents?
Mechanical documents in construction are essential because they provide detailed information on the mechanical systems that are integral to a building’s functionality, comfort, and safety. These documents help ensure that mechanical systems, such as heating, ventilation, air conditioning (HVAC), plumbing, and fire protection, are designed, installed, and maintained properly. Latest sprinkler pump test report
- What is it?
A report, usually prepared as part of the servicing package, which shows the pumps current performance following a manual test.
- When is it needed?
This usually comes up on projects which include extensions, or fit out works.
- Why is it needed?
If your project needs us to rely on an existing pumpset, we will need confirmation that it currently performs as required. This can be confirmed by a recent pump test report detailing the pump curve(s).
- At what stage in the project is it needed?
Prior to commissioning. Although we recommend providing this at the proposal stage.
What if we don’t have this?
If we move forward without this information, it will be on the understanding that the pump is currently performing as required and additional works may be required if this is not the case. We can confirm the pump curve our selves as part of the works or as a separate standalone contract.
Mechanical and Electrical Specification
- What is it?
These specifications are generally prepared for larger projects to standardise the bids. They contain information about what is expected from each mechanical and electrical service, such as standards and materials to be used. They are often used to set the baseline for the performance of mechanical services.
- When is it needed?
Whenever one exists.
- Why is it needed?
These documents can sometimes contain comments on requirements for the sprinkler system which we will aim to work to. It should be noted that we will need to prioritise sprinkler regulations over and above the contents any other specifications unless those contents work within those limits. All other accredited sprinkler installers will be doing the same.
- At what stage in the project is it needed?
At the proposal stage
- What if we don’t have this?
Sprinkler standards and regulations need to take priority and so these specifications sometimes aren’t relevant to our work. Many projects are too small to create them and if yours in, please don’t create one for us.
Service detail
- What is it?
This is usually a set of floor plans and sections which detail size, profile, and locations of other services. In particular, we need to see detail for services which run in the voids such as ventilation, soil pipes, and containment.
- When is it needed?
High rise blocks of flats and commercial developments typically, although some intermediate size residential developments may also require this information.
- Why is it needed?
Other services can sometimes obstruct the flow of sprinklers and stop them from working as intended. We need to know where these components are located so that we can co-ordinate around them. You can read more about obstructions in our guide.
- At what stage in the project is it needed?
We need to know about this as early as possible. If we are unable to confirm detail during the proposal, we may need to make amendments to our price once it becomes available.
- What if we don’t have this?
Service providers will typically provide this detail as part of their package. If the sprinkler installation is retrospective, and that detail is not available, we can arrange for a site survey.
